Preparing your home

Small steps now can make showings smoother. Check them off as you go. Your checks stay on this page only and are not saved.

Gather paperwork you have: warranties, receipts for improvements, manuals and any HOA documents
Walk the house and note repairs you know about, large or small
Clear closets, counters and storage so rooms feel open
Deep clean, including windows, floors and baseboards
Tend to the yard, entry and front door
Replace burnt-out bulbs and fix dripping faucets or sticking doors
Think about pets: plan for showings and for keeping your home fresh
Ask Barbara which seller disclosures apply to your home and complete them honestly

How your home is marketed

Marketing plans are tailored to the home and the owner. Barbara will outline the plan with you before anything goes live. Elements she may discuss:

Clear photographs and a description that reflects how the home actually lives.

Reach

Listing through the MLS so other agents and their buyers can find your home, plus online and local promotion you approve.

Showings

Showing requests are reviewed by Barbara so you know who is visiting and when.

Regular updates on activity, feedback and what the market is telling you.

Barbara prepares each analysis herself, based on your home and recent local sales. It is her professional opinion, not an appraisal, and no online tool can replace a walk-through. She cannot promise a sale price.
